Design + Build Packages
A lot of projects lose time and money in the handoff between designer and builder. We handle the architecture plans and construction together, in-house, so decisions get made once — by the same team that has to actually build what gets drawn.

Our process
- 01
Consult
We walk the property together, talk through what you want, and get a feel for scope before anything is put on paper.
- 02
Design
We turn that conversation into drawings and a real scope of work, so you know what you're building before we build it.
- 03
Permits
We handle the permitting process with the city so you don't have to learn it yourself.
- 04
Build
One team, managed start to finish — Lior is on site checking the work personally, not just at kickoff.
- 05
Walkthrough
We walk the finished space together and don't consider the job done until you're happy with it.
FAQ
- What's the difference between design-build and hiring a separate architect and contractor?
- With separate firms, you get a handoff between designer and builder — decisions get made twice, and delays or costs happen in that gap. With design-build, the same team handles the architecture plans and the construction, so the person drawing it is accountable for building it.
- Do you provide architecture plans in-house?
- Yes — we handle architecture plans and construction together, in-house, rather than outsourcing the design phase to a separate firm.
- Is design-build more expensive than hiring separately?
- Not inherently — you're often saving on the coordination overhead and change orders that come from a designer and builder not talking to each other during the process.
- What kinds of projects use a design-build package?
- Anything where the design and construction phases benefit from being handled by one team — new construction, full remodels, and additions are the most common.
